Select an apartment through Floor Plans ( that will accommodate your family size), create an account with your email address, fill out electronic application, upload social security card when prompted and submit application fee.

No. The primary applicant is required to have a social security number to apply for an apartment. Secondary/additional applicants do not need to have a social security number to fill out their individual occupant application.

No. We require a picture of your social security card to be able to submit an application. An application will be immediately cancelled if anything else besides the primary applicant’s social security card is uploaded. You will also forfeit the application fee.

Your bank may institute a verification process during the transaction. This is done by text verification or a pop-up window. Please ensure that you do not have the pop-up blocker engaged. Please confirm with your bank directly how they verify transactions during the transaction.

The verification process may not initiate if you are outside of the United States.

No. Only registered leaseholders and occupants are allowed to live in the apartment.

Yes. All children regardless of age must be listed as an occupant on the lease.

Yes. As per the township of Parsippany (Section 213-2 definitions) an “occupant” is any person living, sleeping or having actual possession of a business, dwelling unit or rooming unit.

Yes. We accept dogs and cats. There is a one-time non-fundable pet fee of $350 per apartment. Monthly cat rent: $30 / Monthly dog rent: $40 Two pets maximum per apartment.

You have 72 hours from the time the primary applicant applies to finalize the application for the apartment.  Everyone 18 and older living in the apartment must submit an application as the applicants are processed together. All minor occupants must be listed on the application. All required documents must be uploaded in the portal by all applicants as well to have the application processed. If we do not have everything needed to process the application within 72 hours of receiving the application, it will be cancelled.

The initial lease is always12 months. If you apply to move into an apartment in the month of December it will be a 13-month lease. We do offer short-term lease renewals after the first 12 months of residency.

Income requirement is three times the monthly rent (gross income).

We do not work off of a minimum credit score. Our system evaluates credit: Number of accounts, types of accounts, length of accounts, credit limits, payment history and/or collections & charge offs.

Criminal history search is submitted after income, credit and employment is processed.

Our system usually gives us a decision instantly. However, a small handful of States do process criminal background checks manually which can delay the overall application results up to five business days.

Heat, hot water and cooking gas are included in the rent

The apartments do NOT have washing machines or washing machine hookups. There are eleven laundry rooms throughout the community.

The break lease fee is equal to two months rent. A 30-day notice must be provided at the beginning of the month. *Subject to change. See lease agreement for current terms.

Emergency work orders can be placed through the work order hotline 24 / 7 / 365.

Residents can submit non-emergency work orders through their residential portals or by calling the 24 / 7 work order hotline. Non-emergency work orders are addressed promptly during our business hours.

The maximum amount of time a guest can stay in an apartment is 60 days within any 12-month period.

Residents can park in any open parking space with their parking tag clearly displayed. There is no additional charge for parking.

Parking spaces are not assigned so your guest can park in any open parking space. Overnight guests should leave a note on their dashboard with the apartment number they are visiting in the event the vehicle needs to be moved.

We have a limited number of parking garages available for residents to rent. We do not offer storage.

Yes, rent can be paid online. There is no transaction fee for payments made via checking accounts and savings accounts. We also accept debit and credit card payments (transaction fees apply).

There are mailbox stands throughout the community near courtyard entrances that open with a key. Packages are delivered outside of your common hall door or within your mailbox.
